Rustic Contemporary on the Lake

After completing a previous renovation project on the client's primary residence we were approached to design a vacation home for them on a challenging site at Table Rock Lake. The view is the star on this site and the house was designed to take advantage of it from the moment you drive up. Whether it's from your car as you drive up or through the two story window wall you're faced with a spectacular view of the lake. The style is a rustic contemporary and fits in nicely with the landscape and has some unique features including a three sections of glass floor which let light into the lower level hallway. A simple standing seem butterfly roof keeps the attention on the view.

Prairie Modern

Designed to take advantage of a long narrow lot, the home was designed around natural light with clerestory window throughout. The house is divided into public and private with the living room and kitchen as a glass box and a fully glazed gallery leading to the primary suite. Low windows in the living room give the client's Bull Terriers a view of the street and the back yard and the sun-filled gallery is a favorite place to sleep.


Mission Hills Prairie Modern

Oak Street Lower Level

The transformation of an existing basement to a space for living and entertaining. The existing 100 yr old stone walls were sandblasted and tuckpointed and the existing floor removed and lowered approximately 10 inches for more ceiling height. Simple rich finishes and some unique details make this a very special project. Includes a wine and cigar room, a movie room and a wet bar. Cabinets are a mix of clear finished and bleached walnut. A felt ceiling over the built-in table improves the acoustics in the room and is also a feature defining the seating area.

Mission Hills Transformation

A major update of a house designed and built by locally prolific architect Morton Payne in the 60's and preserved essentially as it was in the late 70s. The goal was to maintain the sprit of the house but shift it a little more contemporary in style. It was largely a matter of removing elements for a cleaner look. New windows and brick were added to define the entry. The beautiful existing slate floor in the entry was reconditioned and we were able to find a very close match to expand it into the "morning room". Despite a mix of finishes and traditional and more contemporary spaces the house feels very cohesive. Some details to look for include: Backpainted glass backsplashes color matched to the walls, handpainted wall paper on white gold leaf, a gilded domed ceiling powder room, white Carrera marble tiles, a built-in live edge desk top and so many others! 

Huntington Kitchen

It isn't often that we get to renovate an old RDM project! With a new owner the existing kitchen no longer fit their aesthetic and lifestyle. An existing exterior wall was removed opening the kitchen to the sunroom. This allowed for an island and more than double the amount of storage. The laundry room and mudroom became a part of the larger space hidden by custom casework. The existing corner window and skylight remained and bring light into the crisp clean space. 

Prairie Village Screen Porch and Interior Transformation

Patio was replaced with a grand screen porch with and outdoor kitchen, large island, dining area and seating area around a large wood burning fireplace. On the interior a closet and pantry were removed to open up clear views to and from the new screen porch. A 12' bi-parting door opens to the porch from a lounge with custom bar area. Custom full height cabinets provide plenty of storage for the kitchen and bar and a prep counter with a sliding window allows for easy access to the screen porch. Upper Cabinets were removed in the kitchen for a more open feel and the backsplash tile replaced and extended to the ceiling. A new fireplace surround with built-in storage and a custom wood accent wall in the dining room complements the new reclaimed walnut coffer added to the living room. A pair of glass pocket doors connect to the lounge and open up views to the new screen porch completing the connection and making a fantastic home for entertaining.

Old Leawood Full House Remodel

Working with a small scale developer we transformed this Old Leawood ranch and brought it into modern times! We opened up and vaulted the main living space, relocated the stairs and added a glass office allowing for a space to work while still being a part of the rest of the house. Glass walls land on custom bookcases the also form the stair wall. Natural light floods in from new larger doors and windows and a bright new kitchen and generous primary suite complete the project. 

Prairie Village Cape Cod Transformation

This was a total home remodel and included a conversion to a first floor primary suite and new dormer to allow to more space on the second floor. This a common floor plan in Prairie Village, KS and we're worked on a number of houses with the same existing plan. This is one of the most open solutions and included modifying an existing addition to the rear of the house. The open stairs totally transformed this house and separates the dining from from the living room and kitchen.

C2 Residence: Dark to Bright

Modern update of a kitchen and family room. Clerestory windows borrow light from a sunroom beyond. A back painted glass back splash, white cabinets with glass, and light colored counters help to further brighten the space and contrast with the clear finished walnut island. Opposite the kitchen a fireplace was removed and built-in storage for records and a turntable along with walnut floating shelves complete the design.

Replacing a small and dated peninsula bar the new design fits the room better and gives the space a more open feel. Clear finish walnut and painted shaker style cabinets conceal plenty of storage and a small refrigerator. Cambria quartz countertops were used on the island and back or bar and selected to give an illusion of continuous veining.

Belvedere Lake House

A large house on a huge site. This house is all about views and situated on the top of a hill overlooking the lake it has some incredible ones. Our interpretation of a Tuscan-style villa, it also includes extensive outdoor spaces of every scale to make the most of its location. A custom blend of natural stone was used throughout in combination with cut stone, cast stone and stucco. A unique house in a unique community.

2019 Residence

A part of a larger, multi-phase renovation project that included a new kitchen, primary suite, and expanded living room and bedroom. Client is a designer and has fantastic taste so always looks amazing. Need to add the photos of the remaining phases of the project!

Sun Room Addition

The clients had an underutilized covered porch and wanted to create a sunroom/ family room that would bring natural light into the kitchen and existing living room. We took out the existing internal deck stair and incorporated the new circulation into a built-in bench and planter. This allowed for plantings outside the large existing picture window and defined the space for the new brick patio and grill area. Sun shades were added to protect the new large expanses of glass from the sun and the materials used in the sunshades were echoed throughout the project.

Designed and detailed like a piece of furniture, the screen porch was always intended to be a jewel within a larger project.  With a relatively simple footprint, the screen porch includes a vestibule that allows circulation in to and through the space to a patio as well as a covered outdoor kitchen. Skylights above allow natural light in to the house.

Structure is the centerpiece. Exposed rafters pass through the posts and are protected by custom copper flashing. The ceiling, a true tongue and groove deck is visually separated from the structure with a contrasting stain.

The transformation of an existing breadbox house into what we like to think of as "craftsboy" style house that is an anchor for the historic neighborhood it is a part of. Traditional and contemporary details are mixed throughout the house, matching the clients' taste and personality instead of a strict style.

Sexton Stair

A renovation that included the replacement of a dated and unsafe stair with a new curved stair that became a major design element in the space. Glass rails with a wood cap and open risers maintain the transparency but are much safer than the existing stair.

Basement Suite: Bar and Storage

Unlike the majority of basements this one has a fantastic view. As you enter the main space from the stairs you are faced with a new 12' wide double sliding door. The office was transformed into a bar / kitchen complete with dish washer and wine fridge. The owners are huge sports fans and this allows them to entertain in one space. At the other end of the room and 60" TV with surround sounds makes this the ultimate party space.

A "Suite" Basement Remodel

Tandem Garage / The Cathedral

Like many homeowners in the area our clients came to us looking to add a second garage bay. After much investigation we came to the conclusion that the setbacks and the existing site conditions made anything but a tandem garage impossible. By no means an ideal arrangement a tandem garage in this case gave the homeowners the extra space they needed as well as an attached storage room. More than a garage the space also functions as an extension of the patio and covered outdoor space. A large steel beam provides structural support and defines the space.

Birdhouse Studio

The project included replaced an existing very small single car garage with an art studio and a more generous garage. The client is a retired math teacher with a passion for watercolor and not oly did we give her a new lightfilled space for art but we added another bathroom and a laundry room. A library ladder provides access to a mechanical mezzanine and additional storage. Sliding doors add a little visual interest, tie in nicely with the library ladder and are a big hit with the grandkids.

A bright and airy master bathroom renovation for a lake house. Includes a large tub with a quartz top that extends as a bench into the 2 person shower. A light blue painted cabinet finishes off the look.

324: Exterior

A whole house remodel and addition of a new garage, bedroom, master bedroom and master bath. The clients were moving back to the city and back into their first house. This had been their first house and then a rental for years while they moved out to the suburbs. Now that they were ready to come back the house needed a major update, a garage and some more space. It was gutted to a shell and everything was changed.

Fairway Kitchen Transformation

This project started out as an enclosed 50's style galley kitchen with a pass through into the family room and a weirdly isolated pantry at the back of the kitchen. By opening a large section of the wall into the family room with an upset beam and capturing the space of the pantry we were able to add a large island, large pantry cabinets and still end up with more linear feet of counter space. The space has a better connection to the rest of the house and feels bright and open.

A Deck Plus

A deck addition that included a covered outdoor kitchen as well as a larger covered seating area. In order to avoid blocking all the natural light from the living room and kitchen, a pair of large skylights were incorporated into the roof of the seating area and the roof over the outdoor kitchen is made of Polygal, a cellular polycarbonate.

Zecy Residence

Complete renovation of the kitchen and the addition of a butler's pantry, family room and screen porch in the style of the existing house. Symmetry was very important to the client and we were able to make a nod to that without being a slave to it. Light and openness was very important in the project as was creating a strong connection to the exterior and the screen porch.

Henley Residence

Yet another version of the Prairie Village typical Cape Cod home! These houses are  all over the city and we've worked on 5 of them so far so have done just about anything you can do to one of these houses. Included an addition to the rear of the house to expand the kitchen and family room. A bright and open kitchen looks out onto the rear yard. A small addition and expanded dormer added space to the first and second floor bedroom.

Drastic renovation of an existing country themed kitchen. We started with the idea of wrapping the opening into the kitchen and carried the theme of wrapping and intersection throughout the whole project.

Prairie Village Bathroom Renovation

A small master bathroom renovation with a big impact. In order to make the space more functional we borrowed some space from the garage. This let us double the size of the shower. We also vaulted the ceiling and added some accent lighting. The custom vanity cabinet extends through the glass shower enclosure and becomes a storage compartment in the shower.

Matthews Residence Studio

Built over an existing detached two car garage, the new studio space matches the traditional look and trim of the neighborhood and appears to be a 2 story addition. However the interior is in fact a large single studio space with ample natural light. In addition an extensive master plan was developed and carried out which includes numerous planters, walls and a small pond and fountain. The intimate space between the house and studio was transformed into an outdoor room.

This project was a completed back in 2007 with the exception of the Ipe rainscreen which was just recently completed. The project was a great example of collaboration as the owner did a great deal of the interior work and of the benefits master planning in order to phase without stepping over work you've already done.

This project was an addition to a historical house. We were careful to echo the details of the existing house so that the addition didn't copy but complimented the existing house. The interior is a bit more contemporary in detailing even though it used traditional materials. A great project that has won a number of awards and been featured on About Your House with Bob Yapp.

We have completed a number of projects for this client including the reworking of the second floor to increase the closet space and renovate 2 different bathrooms. Both included a lot of custom and unique casework. Great project!
